As one of the largest privately held development companies in Texas, Signorelli has more than 30 years of experience in all aspects of real estate development including retail, mixed-use, multifamily, office, healthcare, land development and single-family homes.The Senior Investment Analyst for the Land Division is responsible for effectively and efficiently coordinating the underwriting of new and existing land development projects and land acquisitions with the President of Signorelli Development Company and its VP of Finance. The individual in this role will be responsible for the preparation and review of financial analyses including project underwriting, investment committee preparation, development loan packages, and project KPI reporting including investment returns and valuation.ESSENTIAL DUTIESEvaluate new investment opportunities and present clear, actionable recommendations on deal structure, pricing, and timing to executive leadershipSupport investment decisions on large-scale development projects targeting above-market, risk-adjusted returnsBuild and maintain complex financial models, including multi-phase developments, partnership waterfalls, and capital structuresConduct market and competitive analysis to inform pricing, absorption, and development strategyCollaborate with Land Development Team, engineers, regional and investment banks, Commercial Team, and Lot/Land Sales Teams to align financial assumptions with executionPrepare investment committee materials and act as an advisor to the President of SDC and VP of Finance during investment discussionsDevelop and synthesize multi-scenario cash flow and return sensitivity analysesPrepare loan packages and underwrite financing terms for new development projectsManage external loan underwriting processes, including review of third-party reports, engagement with appraisers, and lender coordinationProduce quarterly reporting materials for limited partnersTrack and present key performance indicators (KPIs) for the Land Division on a monthly and quarterly basisUpdate and actualize financial models using accounting data from NewStar and LandDevSupport lender compliance activities, including preparation of compliance certificatesProactively identify risks and issues, communicating solutions and recommendations to leadershipAssist in annual budgeting and long-term financial planningPerform other duties as assignedOPPORTUNITIESDirect exposure to executive leadership, including active participation in investment decisionsOpportunity to work on large-scale, high-impact master-planned communitiesHigh level of ownership and influence over real capital allocation decisionsWork alongside a high-performing team with a proven track record of delivering above-market returnsCORE VALUESIntegrity : Do the right thing, always.
