Description:

Lovett Commercial is a Houston?based real estate owner and operator with a diverse portfolio of commercial and mixed?use properties across Houston, including retail centers, industrial assets, and landmark properties such as POST Houston.

We are seeking an experienced Property Maintenance Manager to oversee maintenance operations across multiple properties, ensuring buildings are safe, well?maintained, compliant, and operating efficiently.

About the Role

This role is responsible for leading property maintenance and facilities operations across Lovett Commercials portfolio. The Director will manage maintenance teams, vendors, and contractors while ensuring consistent standards across retail centers and larger mixed?use assets.

The position requires a practical, hands?on leader with strong technical knowledge who can manage day?to?day maintenance while planning ahead for preventive maintenance, capital repairs, and long?term asset care. While this role is hands?on, some properties include central plant HVAC and more advanced building systems, so comfort working around complex equipment is important.

This role reports to senior leadership and works closely with property management, leasing, vendors, and ownership.

Key Responsibilities

  • Oversee maintenance and facilities operations across multiple commercial and retail properties
  • Manage preventive maintenance programs and day?to?day repairs
  • Supervise internal maintenance staff and third?party vendors
  • Oversee building systems including HVAC, electrical, plumbing, roofing, fire/life?safety, and site infrastructure
  • Ensure compliance with local codes, safety standards, and inspections
  • Support tenant maintenance needs and coordinate repairs with property management
  • Manage maintenance budgets, invoices, and cost controls
  • Assist with capital projects, repairs, and vendor coordination
  • Respond to emergencies and coordinate after?hours support as needed
  • Maintain consistent maintenance standards across the portfolio

Qualifications

Required

  • 7+ years of experience in property maintenance, facilities management, or building operations
  • Experience managing multiple commercial or retail properties
  • Strong working knowledge of building systems (HVAC, electrical, plumbing, roofing, fire/life?safety)
  • Proven experience managing maintenance staff and vendors
  • Experience with preventive maintenance planning and emergency response
  • Ability to manage budgets, control costs, and prioritize work across properties
  • Strong organizational and communication skills
  • Valid drivers license and ability to travel between properties

Preferred

  • Experience with retail centers, shopping centers, or mixed?use properties
  • Familiarity with CMMS or work?order management systems
  • Experience working for an owner?operator or regional property company
  • Relevant certifications such as CFM (Certified Facility Manager) or similar are a plus, but not required.
  • Experience working with central plant or chilled water cooling systems
  • Familiar with building automation systems (BAS) and more advanced operating systems used in large or mixed?use buildings
  • Comfortable troubleshooting issues, working with engineers and vendors, and understanding system controls
