Position Overview:

The Assistant Estimator plays a key role in supporting the estimating team by analyzing project documents, performing quantity take-offs, evaluating subcontractor proposals, and assisting in the preparation of detailed and competitive cost estimates. This position is ideal for someone eager to grow within pre-construction and develop a strong foundation in multifamily project delivery.

Key Responsibilities:

• Review and mark up bid documents to gain a thorough understanding of project scope and requirements.
• Includes architectural plans, specifications, reports, and addenda.
• Identify inconsistencies, omissions, or conflicts in construction documents.
• Interpret and apply construction contract language.
• Perform accurate quantity take-offs, Bluebeam, or similar software.
• Support internal pricing models or analyze subcontractor bids for accuracy and consistency.
• Organize and maintain a scope assignment folder (Toolbox) for assigned trades.
• Develop and manage a bid tracker listing all potential bidders relevant to assigned scopes.
• Complete scope sheets to compare and evaluate pricing from multiple subcontractors using company templates.
• Maintain and grow relationships with subcontractors and vendors to support bid coverage and pricing quality.
• Manage communication with subcontractors, vendors, and internal teams professionally and efficiently.
• Present organized, well-reasoned scope estimates to the senior estimator for review.
• Coordinate with the Director of Pre-Construction on MWSBE/Section 3 compliance, understanding affordability requirements and communicating them clearly to subcontractors.

Educational & Experience Requirements:

• Bachelor's Degree in construction management, engineering, architecture, business, or a related field preferred.
• 0-3 years of experience in construction, estimating, or a related role (internship or co-op experience is acceptable).
• Proficiency in Microsoft Excel, Bluebeam, or other estimating tools a plus.
